DSCR Loans Explained for Real Estate Investors
Self-employed investors keep getting rejected by banks. DSCR loans qualify you on the property's rent — not your tax returns.
The investor's problem
You're self-employed. You write off everything legally possible to lower your tax bill — and that same strategy wrecks your debt-to-income ratio on paper. Traditional banks see a low "qualifiable income" and decline you, even though your properties are cash-flowing.
What a DSCR loan is
A Debt-Service Coverage Ratio (DSCR) loan is a rental-property mortgage that qualifies you based on the property's rental income, not your personal income. No W-2s, no tax returns, no pay stubs.
How the ratio works
DSCR = Net Operating Income ÷ Total Debt Service
In plain terms: does the rent cover the mortgage (and taxes/insurance)? Lenders want to see a ratio of 1.20 or higher — meaning the rent is at least 120% of the payment.
- DSCR ≥ 1.25 — strong, best rates
- DSCR 1.00–1.20 — most lenders still approve, slightly higher rate
- DSCR < 1.00 — rent doesn't cover the payment; you may need a larger down payment or a different property
What you'll need
- A signed lease (or market-rent appraisal from a licensed appraiser)
- The property's taxes and insurance figures
- 20–25% down for investment property
- A credit score of 640+ (many lenders go to 680 for best pricing)
DSCR vs. conventional at a glance
| | Conventional | DSCR | |---|--------------|------| | Income docs | Required (W-2 / returns) | None | | DTI calculation | Personal | Property (rent vs. payment) | | Best for | W-2 employees | Self-employed investors | | Down payment | 15–25% | 20–25% | | Rate | Lower | Slightly higher |
When DSCR is the right call
You're buying (or refinancing) a rental, you're self-employed or have complex income, and your rent will comfortably cover the payment. If you're buying your own home to live in, a conventional or FHA loan is almost always cheaper — DSCR is a tool for investors, not owner-occupants.
Pre-qualifying is a soft pull that won't impact your credit. Knowing your DSCR number before you shop lets you bid with confidence and close the moment you find the right property.
